Senate Properties

Senate Properties is a Finnish state-owned enterprise located in Helsinki, and it plays a central role in managing and developing the real estate assets of the Republic of Finland. Founded in 1999 as the successor to the State Real Property Agency, the organisation traces its roots back over two centuries, reflecting a long tradition in public property management. With approximately 1,280 employees as of 2024, Senate Properties oversees around 8,600 buildings, equating to about 5.9 million square meters of space. Its portfolio is notably diverse, including government offices, law courts, police stations, prisons, customs facilities, defence sites, museums, and nearly 600 culturally protected buildings. Senate Properties operates under the Ministry of Finance and uses a gross rent model, focusing on cost-effective facility provision rather than profit generation. Recent projects include major investments in defence infrastructure, such as new barracks for the Karelia and Satakunta Air Wings and the ongoing construction of facilities for F-35 fighter jets at the Rovaniemi air base. The organisation has also completed new government office environments, such as the shared workspace for agencies in Pasila and the recently finished Vantaa Main Police Station. Senate Properties is responsible for both new developments and extensive renovations, conducting over 100 construction projects annually across Finland. Its subsidiary, Defence Properties Finland, handles properties tied to national defence. The organisation is also engaged in digitalisation, employing tools like RFID inventory systems and robotic process automation to improve operational efficiency and data management.
