Freimundo is an innovative cooperative housing project developed by KOOPERATIVE GROSSSTADT eG in Munich-Neufreimann. Designed as a "residential kaleidoscope," the project will comprise approximately 100 apartments and is currently under development with construction scheduled to begin in February 2025 and completion expected in early 2028. The project features a flexible design concept with "switch rooms" or "kombirooms" that allow residents to adapt their living spaces according to changing needs over time. This adaptability creates an inclusive environment where diverse lifestyles can coexist. The building is structured as three distinct yet connected volumes, creating a cohesive community while maintaining human-scale architecture. Freimundo incorporates significant communal spaces including a hub, workshop, and "comedor" (communal dining area), promoting social interaction among residents. The ground floor serves as an urban threshold with commercial and communal uses, connecting the inner courtyard with the surrounding neighborhood. The project adheres to sustainable principles, including circular construction methods, and follows Munich's subsidized housing model with three funding categories: EOF (Einkommensorientierte Förderung), MüMod (München Modell), and KMB (Konzetptioneller Mietwohnungsbau). These funding models ensure accessibility for various income levels. Freimundo represents a deliberate departure from individualistic living concepts, instead fostering a community-oriented approach where residents can collectively shape the relationship between private, communal, and public spaces while maintaining individual retreat areas.
