Hastings Commons is an innovative community-led regeneration project in the White Rock area of Hastings, UK. It aims to revitalize the neighborhood by transforming derelict buildings into affordable housing, workspaces, and social spaces for the benefit of the local community. The project is managed by a group of four community-based, non-profit entities working together to create a sustainable ecosystem. They have acquired and renovated 12 buildings, providing affordable housing, workspaces, and community spaces. Notable properties include Rock House, the Observer Building, and Eagle House. Hastings Commons operates on the principle of "commoning," where people work together to positively change their environment and improve their lives within a supportive community. The project uses a Community Land Trust model, allowing community members to have shared ownership and a say in how assets are developed and used. The initiative has created 11 rent-capped homes, over 50 workspaces, and has positively impacted thousands of people through various programs, including youth clubs and employment schemes. Hastings Commons also advocates for better recognition and financing of alternative community-based regeneration schemes. In 2025, Hastings Commons was awarded gold in the World Habitat Award, recognizing its innovative approach to community-driven development and its success in providing affordable housing and regeneration without gentrification.
