The Wallensteinstrasse project in Berlin-Karlshorst is an ambitious social housing initiative led by the GSP eG Genossenschaft selbstverwalteter Projekte. Set to be completed by 2027, the project aims to construct 197 apartments, with over half designated as social housing units. The development will also include a kindergarten and spaces for community, social, cultural, and economic activities. Located on an 11,030 m² plot in the Lichtenberg district, the project prioritizes housing for individuals who face discrimination in the Berlin housing market. This includes people who experience racism, identify as trans*/non-binary, LGBTQ+ individuals, elderly, low-income, chronically ill, disabled persons, and single parents. The Wallensteinstrasse project emphasizes sustainability and energy efficiency. It will feature air-water heat pumps, solar panels, and biogas for peak winter consumption, meeting the 'Efficiency House 55 EE' standard. The construction utilizes wood extensively, with ceilings and load-bearing walls built in solid wood, and facades designed as timber frame structures. Financing for the project combines loans from GLS Bank, funding from the state of Berlin, and equity from cooperative members. The project aims to make housing accessible to diverse groups through solidarity-based financing, allowing even those with limited financial means to participate. This innovative housing initiative showcases a model that combines affordability, climate action, and social equity in urban development.
