Stiftung trias is a non-profit foundation established in 2002 in Germany to support co-housing models, sustainable land use, and civil society initiatives. The foundation focuses on three main areas: community-oriented living, alternative land management to prevent speculation, and sustainability. Stiftung trias has grown from an initial capital of 70,000 euros to over 10 million euros, with support from more than 90 donors. The foundation uses long-term building leases as a financial instrument to promote community-driven usage of buildings and land. It has experience with 31 building leases for community projects across Germany. The foundation provides support for various initiatives, including co-housing projects, group building efforts, legal constructions for group projects, and financial models for urban development. Stiftung trias also engages in research projects and participates in developing new business models for adaptive reuse of heritage assets. Recent projects supported by Stiftung trias include the Cooperative Heritage Lab in Prädikow, environmental protection measures for housing projects through their "Projects for Future" fund, and support for refugee housing initiatives. The foundation also assists in developing citizen funds for half-timbered towns and provides guidance on heritage and donation issues.
